Water Heaters

Sometimes it's a $180 part, not a $2,000 replacement.

A water heater that stopped working isn't automatically a water heater that needs replacing. Thermocouples, elements, and valves fail long before tanks do, and we'll tell you which one you're looking at.

When replacement genuinely is the answer

A tank leaking from the tank body itself, not a fitting, is finished; that can't be repaired. Same with a unit well past its service life that's failing repeatedly. In those cases we'll say so plainly. But a unit that just stopped heating often has a fixable cause, and it's worth ten minutes of diagnosis to find out.

Tank or tankless?

Tankless costs more upfront and often needs venting or gas line work, but delivers continuous hot water and lasts longer. Tank units are cheaper to install and simpler to service. Which makes sense depends on your household's usage, your existing setup, and your budget, and we'll walk you through the tradeoff rather than pushing the more expensive option.

Know Before You Call

What your water heater is signalling

01

Water in the Drip Pan

Track where it's coming from. A fitting is repairable; the tank body is not.

02

Rumbling or Popping

Sediment buildup at the bottom of the tank. Often resolvable with a flush.

03

Hot Water Runs Out Faster

Could be a failed element, sediment reducing capacity, or a unit that's undersized.

04

Rusty or Discoloured Hot Water

Often a spent anode rod. Worth addressing before it becomes tank corrosion.

Questions About This Service

Water Heater Services FAQs

If it's leaking from the tank body, replace. If it stopped heating, it's frequently a repairable component. We diagnose before recommending, and we'll tell you when repair is the better value.

Tank units typically run 8 to 12 years with maintenance; tankless often longer. Age alone isn't a reason to replace a working unit, but it does change the repair-versus-replace math.

It depends on your usage and existing setup. Continuous hot water and longer lifespan are real benefits, but installation costs more and may require venting or gas line changes. We'll give you the honest tradeoff.

Yes, we can install customer-supplied units. Note that warranty handling differs when the equipment isn't supplied by us, and we'll explain what that means before starting.
